Sterling enters student market, buys McMillan Manor
Business Courier of Cincinnati
by Jon Newberry Courier staff reporter
The former McMillan Manor in Mount Auburn has been acquired for $14 million by an affiliate of Sterling Student Housing, a division of Houston-based Dinerstein Cos.
It’s Sterling’s first entry into the Cincinnati market. It bought the property out of receivership and rebranded the five-story, 300,000-square-foot complex “Sterling McMillan” in keeping with its national chain of student housing properties.
The property was developed in 2005 by JFP Group and Neyer Holdings Corp. at a cost of $28 million, according to Neyer’s website. Sterling partner Brian Dinerstein said the building contains 442 beds in 122 mostly four-bedroom apartments.

And unlike most of the real estate industry, construction is still under way. For example, Brian Dinerstein, a partner with Sterling University Housing in Houston that has done work in Austin, said his firm has four projects under construction and another 14 in the works. He said that occupancy rates at his company’s student housing properties remain 93 to 100 percent, despite the slumping economy. Rents in the student properties haven’t plummeted, so net operating incomes for those properties are significantly better than for the parent company’s conventional apartments, he said.

There are also dozens of other developers around, many of them seemingly faring well and breaking ground on lots of new properties. Among the biggest of these private players is Houston-based Dinerstein Cos. Brian Dinerstein, who helps his father Jack run this company, says occupancy rates at his company's high-end student-housing properties remain in the mid- to high-90% range, despite the slumping economy. Rents in the student properties haven't plummeted, says Dinerstein, so net operating incomes for those properties "are significantly better than for our conventional apartments."

By Robert DeWitt Senior Writer
TUSCALOOSA | With sunshine and dry weather finally here, earth-moving equipment has been rumbling through what was once part of the Parkview neighborhood, preparing the way for Sterling Crimson Apartments.
The development, located between 15th and 18th streets west of 10th Avenue, is designed to be high-end apartments for college students. The 16-acre campus sprawls over parts of three city blocks.
The complex will include 300 units and 700 beds in five apartment buildings. A club house, a swimming pool, two half-court basketball courts and two sand volleyball courts are included.
All apartments will come furnished with a 42-inch plasma screen TV. Ground-floor apartments will be loft-style units, giving them an urban feel, said John Caltagirone, a principal in the development.
